Board update on document dissemination
The Board spoke with counsel at McKinnon & Hamilton. The revitalized documents were recorded August 18, 2026 and are ready for dissemination to each owner. A cover letter on Association letterhead accompanies the recorded set. Please keep the packet with your closing documents.

Revitalized governing documents recorded
The revitalization of the Association's governing documents is complete. Under section 720.407(4), Florida Statutes, a complete copy of the approved recorded documents is being provided to the owner of each affected parcel. The revitalized documents are in effect upon recordation and replace any prior declaration with respect to the parcels subject to them. Copies will be posted in the Documents library as soon as the recorded set is scanned.

Board acts on aeration noise and banking
The May 5, 2026 Board meeting addressed a resident noise complaint about the community aeration system. Members present walked the site, found the sound below county code limits, and voted to test temporary mitigation materials and obtain quotes for a pump house. The Board also voted to close the Wells Fargo accounts and open Operating, Roadway Reserve, and Swale Maintenance Reserve accounts at Raymond James, with Paul Bradbury and Matt Gordon as signors. Tim Franklin raised shoreline erosion at the northeast corner of the lake; Paul Bradbury will coordinate with Solitude Lake Management.

Covenant revitalization membership meeting
Florida law requires proper notice before a revitalization vote. The February 15, 2026 meeting was invalid because of a delivery mishap. The rescheduled April 19 meeting allowed the membership to complete the statutory process. Thank you to every owner who returned an electronic-delivery preference form and who participated.
